Whether you’re thinking about buying in Boerne, selling in Fair Oaks Ranch, or just keeping an eye on the Texas Hill Country market, two questions keep coming up right now:
What’s next for mortgage rates?
Where will home prices go from here?
If you’re weighing whether to move in the next few months or wait until 2027, here’s what you should know – and what it looks like here in 78006 and 78015.
When experts look ahead to 2027, they see a steady housing market. No wild swings. No big surprises. Just a calmer, more balanced market.
And steady makes planning a whole lot easier. Let’s break it down.
Rates Are Expected To Settle into a Steady Range
Lots of people are holding out for lower rates. But the latest forecasts from Fannie Mae, the Mortgage Bankers Association (MBA), and Wells Fargo show rates holding fairly flat through 2027 (see graph below):

Lenders see it the same way. In a recent survey from HousingWire, 70% of mortgage executives said they expect rates to be around 7.5% or higher six months from now (see graph below):

And if you’re wondering why, the answer is fairly simple. Chen Zhao, Head of Economics Research at Redfin, says:
“Until the underlying economic fundamentals—everything from oil prices to AI–that are keeping rates high change, mortgage rates are unlikely to fall significantly.”
So what does that mean for you? Instead of trying to guess where rates go next, focus on what you can control. Even if rates don’t budge, there are still ways to get the best rate possible. When you talk with your lender, ask about:
Your credit score. Even a small bump in your score could help lower your rate.
Different loan types. Some programs offer lower rates or smaller down payments than you might expect. If you’re buying your first home in the Hill Country, start with my first-time buyer information.
Buying down your rate. Paying a little more upfront (called “points”) can lower your rate and your monthly payment.
Builder incentives. This one is a big deal around Boerne. Builders here averaged about $20,800 in concessions on new homes that closed in the last 30 days, and that money is often used for closing costs or a rate buydown when you use their preferred lender. That can cut your payment more than waiting on the market ever would.
That way, you’ll know exactly where you stand and what a comfortable monthly payment looks like for you.
Prices Should Keep Climbing, Just More Slowly
But what about prices? Here’s where steady really works in your favor.
Experts don’t see a home price drop coming. On average, forecasts from Fannie Mae, MBA, and Wells Fargo show prices rising about 1% to 1.5% a year through 2027 (see graph below):

In plain terms, in most places prices are still going up, just not as fast. For sellers, that means your home should hold onto its value. For buyers, slower growth gives you a little more breathing room. Just don’t count on prices getting cheaper while you wait.
But keep in mind, these are national forecasts. Prices can look very different from one area to the next, so what matters most is what’s happening where you live.
What Steady Looks Like in Boerne and Fair Oaks Ranch
I track closed sales in 78006 and 78015 every month. Here’s how the most recent 30 days (through November 2, 2026) compare with the same snapshot a year ago:

| Median sold price | n/a | $553,500 |
| Cumulative days on market | 109 | 106 |

| Active listings | 563 | 558 |
Source: Charley Wasson’s Boerne MLS 30-day closed tracker, ZIPs 78006 and 78015. A single 30-day window can swing with the mix of homes that closed, so watch the trend over several months.
What that tells us locally:
- Prices are holding, not falling. The average sold price per square foot was about $254 this month, compared with about $249 in October 2022. That’s the same slow, steady pattern the national experts describe.
- Buyers have options. With 558 active listings and 68 sales in the last 30 days, that’s roughly 8 months of supply – plenty of room to compare homes and negotiate.
- Homes take time to sell. The average home took about 106 days from first listing to closing.
- Well-priced homes still sell close to asking. Sellers got about 95.6% of their original list price, up from 93.4% a year ago, with average seller concessions of about $10,400.
- New construction is a real part of the market. 12 of the 68 sales were new homes, and about 1 in 4 homes for sale right now is new construction.
On the for-sale side, the live MLS (as of November 4, 2026) shows about 4 in 10 homes in 78006 and 78015 priced at $600,000 or less, so Boerne isn’t only a luxury market. Inside the Fair Oaks Ranch city limits, about 32 homes are on the market, averaging just over $1 million and about $267 per square foot, with plenty of larger homes on mature, oak-covered lots. You can see how all of these figures have moved over time on my Boerne real estate market history page.
If you’re buying: With about 8 months of supply, you can shop without feeling rushed and negotiate on price, repairs or closing costs. With new homes going up in Esperanza, The Ranches at Creekside, George’s Ranch and Corley Farms, compare builder incentives against resale homes in established neighborhoods like Fair Oaks Ranch. See every builder side by side on Boerne Homes by Builder. And remember, most builders only pay a buyer’s agent who is registered on your first visit, so bring your agent to the first model tour.
If you’re selling: Steady prices mean your equity should hold, but with homes averaging about 106 days to close, pricing has to be right from day one. Buyers here are comparing your home to brand-new construction with builder incentives down the road, so condition, presentation and pricing to the current market matter more than they did in 2021 or 2022. Plan for some negotiation too, since seller concessions averaged about $10,400 this past month. Start with a free home valuation, and read my Boerne and Fair Oaks Ranch home selling guide.
The Best Time To Move Is When It Fits Your Life
When the market is steady, you don’t have to try to time it perfectly. There’s no big swing to wait out.
That puts the focus back on you. Maybe you need more space for a growing family and want to be in the Boerne ISD school zone you’ve had your eye on. Maybe you’re ready for less upkeep, a single-story plan, or a home closer to Main Street and the Hill Country Mile. A steady market makes it easier to plan for either one.
Common Questions About the 2027 Market in Boerne and Fair Oaks Ranch
Should I wait until 2027 to buy a home in Boerne?
Forecasts from Fannie Mae, the MBA and Wells Fargo show rates holding near today’s levels and prices rising about 1% to 1.5% a year through 2027. Waiting may not get you a lower rate or a lower price, so the better question is whether the monthly payment works for you today.
Will home prices drop in Boerne or Fair Oaks Ranch?
Experts don’t forecast a national price drop, and local prices are holding: the average sold price per square foot in 78006 and 78015 was about $254 in the 30 days ending November 2, 2026, up from about $236 a year earlier. Buyers do have about 8 months of supply to choose from, which gives them room to negotiate.
Is now a good time to sell my home in 78006 or 78015?
Your home should hold its value in a steady market. Recent sellers got about 95.6% of their original list price, with homes averaging about 106 days to close. You’re competing with new construction and more resale listings, so pricing correctly from the start is the biggest factor in how quickly you sell.
Bottom Line
If you’re asking yourself whether to move now or wait, experts see a steady market through 2027, with rates holding near today’s levels and prices rising slowly – and the Boerne numbers line up with that.
So, rather than waiting for a big shift that may not come, let’s run the numbers on what a move looks like at today’s rates and prices – whether that’s your payment on a new home in Boerne or what your Fair Oaks Ranch home would sell for – so you can decide based on your goals instead of the headlines.
