Esperanza 70' and 80'/90' Sections (Boerne 78006)

Drees builds on Esperanza's wider homesites, 70 feet and 80 to 90 feet, inside the 1,700-acre master-planned community off Highway 46 with a resort-style club, lazy river, trails and Herff Elementary inside the neighborhood.
George's Ranch (Boerne 78006)
A gated Hill Country community off Highway 46 with larger homesites, where Drees builds some of its biggest Boerne homes alongside Toll Brothers and Perry Homes.
Monticello Homes: Now Part of Drees
Monticello Homes was founded in 1994 by San Antonio native Wayne Moravits and built more than 2,000 luxury homes in San Antonio, Boerne and New Braunfels. On January 31, 2025, Drees Homes completed its acquisition of Monticello, which became Drees' entry into the San Antonio market. Monticello's team joined Drees, and its division president, Mark Elphick, stayed on to lead local operations.
If you're shopping a Monticello resale, it's worth knowing that the people who built it are now part of Drees. Original builder warranties still follow the terms in each home's own warranty documents, so ask for those during your option period.
Elkhorn Ridge (Fair Oaks Ranch and Boerne)
Most current Monticello resales are in Elkhorn Ridge, a gated neighborhood near Van Raub Elementary, with homes built from about 2020 to 2023 and listed from about $530,000 to $740,000.
Esperanza (Boerne 78006)
Monticello was one of the builders in Esperanza's earlier sections. Its resales there were built around 2022 and are listed from about $740,000 to $825,000, with up to about 4,100 square feet.
