You're not finding a new KB Home in Boerne for $390K — but you may find one in San Antonio's outer ring communities where land is more available and builders are building at higher volume.
That said, the directional trend matters. According to Zonda, entry-level new home prices have dropped roughly 2.7% over the past 12 months — more than any other price tier. Builders are adjusting, and that creates negotiating leverage for buyers right now regardless of the market you're shopping.
