Danielle Hale, Chief Economist at Realtor.com, notes that buyers are responding to that smarter pricing with real offers, which is exactly what a healthy, functioning market looks like.

Asking prices were never going to climb forever — now they're settling closer to what buyers can actually pay. For Boerne and Fair Oaks Ranch, that means sellers are recalibrating expectations, and buyers are finally getting some breathing room.

More Homes Are Available Now
