Here in the Texas Hill Country, serving those who’ve served isn’t just a slogan — it’s part of the culture. Recent national data comparing 98 metro areas shows that the San Antonio–New Braunfels region ranks among the top five markets in the entire U.S. for VA home loan use — and #1 in Texas.
San Antonio recorded 36.3 VA-backed home sales per 1,000 military households, just ahead of El Paso (35.7). Together, these two regions represent the core of Texas’ veteran homeownership activity — supported by the presence of Joint Base San Antonio and a thriving community of active-duty members, retirees, and their families throughout the Hill Country.
For nearby communities like Boerne, Fair Oaks Ranch, and Comfort, that influence is unmistakable. Many Hill Country buyers use VA loans to take advantage of 0% down payment options, competitive rates, and more flexible qualification standards — benefits that continue to make homeownership attainable even as prices rise.
Nationally, the average VA loan utilization is 15 per 1,000 military households, meaning local veterans are making the most of their benefits at more than double the national pace. The report also measured “benefit intensity,” or how much sooner a VA buyer can purchase a home compared to one using a conventional mortgage. In the San Antonio area, VA buyers purchase about 3.6 years sooner, aided by a more affordable median home price of $333,489 — significantly below Austin ($508,505) or Dallas–Fort Worth ($428,734).
With 22.7% of local households having a military affiliation, it’s no surprise that VA lending plays such a central role in our real estate market. For many veterans, the combination of affordability, availability, and supportive local lenders makes the Hill Country one of the most veteran-friendly housing markets in America.
