The latest numbers reveal higher inventory, rising prices, and significantly longer selling timelines across both communities.

The number of active homes for sale in Boerne and Fair Oaks Ranch has increased from 372 in 2022 to 504 today — a 35% jump in available inventory. Buyer activity has stayed steady, with pending contracts moving from 55 to 58, and closed sales increasing slightly from 73 to 76.
At the same time, more homes are leaving the market unsold. Expired, withdrawn, and canceled listings rose from 42 to 61, reflecting more competition among sellers in both Boerne and Fair Oaks Ranch.
