The Big Picture
Cordillera Ranch is one of the most dynamic luxury communities in the Texas Hill Country — and the numbers from the past 12 months tell a compelling story. With 29 closed sales ranging from the upper $800s to $4.35 million, this neighborhood doesn't fit neatly into one box. It's a layered, sophisticated market, and understanding it takes more than a quick Zillow search.
What Does It Cost to Live in Cordillera Ranch?
The median sold price over the last 12 months landed at $1,688,500 — but the average closed sale came in at $1,779,353, which tells you the upper end of the market has real pull. Buyers entering this community should expect to budget somewhere between $900K and $4.35M depending on what they're after.
On a price-per-square-foot basis, the median was $394/sqft with an average of $415/sqft — and the range ran from a low of $275/sqft all the way up to $686/sqft. That spread reflects everything from value-priced resales to exceptional estate properties commanding true premium positioning.
The typical home that sold was just over 4,200 square feet — so this is genuinely large-home territory.
Sellers: How Well Did Homes Sell?
This is where it gets interesting. The overall LP:SP ratio (list price to sold price) averaged 95.3%, with a median of 96%. In plain terms: most sellers got very close to what they asked — but not all of them.
The homes that sold quickly and cleanly? They hit 97–100%+ of list price. A handful even sold over asking. The homes that struggled — sitting 200, 300, even 600+ days — told a very different story, some closing as low as 85–88% of original list price. The gap between a well-priced listing and an overpriced one isn't just time — it's tens of thousands of dollars left on the table.
The average days on market was 134 days, but the median was just 71 days — meaning a cluster of correctly priced homes moved efficiently while a smaller group of overpriced properties dragged the average up significantly.
The Takeaway for Buyers and Sellers
For buyers, Cordillera Ranch rewards patience and preparation. This is not a neighborhood where you browse casually — knowing which streets, which price bands, and which builders deliver the best long-term value requires someone deeply embedded in this market.
For sellers, the data is clear: pricing strategy is everything. The difference between a 71-day sale and a 300-day ordeal almost always comes down to where you enter the market, not what you do after the fact.
