Sometimes getting a home sold is easy and sometimes it has more challenges. This was the latter! After the home hit the market through all our marketing channels, we quickly got multiple offers and selected the one that was the best (above asking price!)
Shortly thereafter the new buyer had an inspection done and it was found there were some unknown wear and tear areas on the roof.
After several roofers bid the repairs, we were able to negotiate our way through the hiccup, but our next hurdle was just around the corner; an appraisal-that came in below asking price.
This can happen in an overheated market like the one we are in now. Because of scarcity, buyers are bidding up the prices so fast the bank can’t defend the asking price using past sales in the area.
The good news is we ultimately were able to come to terms with the buyer and now our wonderful client Rayanne is headed off to the much cooler climate of Wisconsin! I wish we could have helped her find her new home too. It was a pleasure helping you sell this one! Thanks for selecting us to represent you!
